Walk down almost any high street across Pembrokeshire, and you’ll likely notice a frustrating sight: rows of shuttered windows, empty units, and "To Let" signs gathering dust.

To anyone walking past, the puzzle seems simple enough. We have a thriving community, plenty of passionate local entrepreneurs eager to set up shop, and a high street desperate for revitalization. So why does nothing seem to move? Why are these premises sitting empty month after month while willing, hardworking businesses are locked out?

It’s a reality we know all too well.

Our 12-Month Search for a New Home

For the past year, we have been actively looking to move into a more suitable shop to trade out of. We want to grow, and more importantly, we want to offer more to our community. With a bit of extra space, we could expand our services, showcase a wider range of tech solutions, and create a more welcoming environment for everyone who walks through our doors.

We haven’t just casually browsed; we have approached nearly every avenue available. We’ve spoken to landlords, agents, and local networks, chasing every lead. Yet, despite being ready, willing, and eager to invest in our local high street, the barriers to securing a lease often feel insurmountable.

Behind the Closed Doors: The Lettings Dilemma

When you dig beneath the surface of why these units stay empty, you run into an uncomfortable economic truth about the property industry.

Many local lettings agents are caught in a system where they need to milk their own clients for as much monthly "showcase" or marketing fees as possible. Because those fees keep rolling in while a property is listed, moving fast on a property simply isn't in the agent's own financial interest—even if it makes complete moral sense for the landlord, the business owner, and the local high street. When dragging your feet is more profitable than sealing a deal, the high street pays the price.

Why the Status Quo Hurts Everyone

When empty properties sit dormant to feed administrative cycles, everyone loses:

  • The High Street Loses: Vibrant, independent businesses bring footfall, character, and energy back into our town centers. Empty shops drain that vitality.

  • The Community Loses: Local residents miss out on expanded services, convenience, and the economic boost that comes from thriving local enterprise.

  • The Business Loses: Ambition and growth are stalled simply due to administrative roadblocks, rigid leasing structures, and misaligned industry incentives.

Why We Aren’t Giving Up

Running an independent business means rolling with the punches, whether it’s navigating shifting tech trends, supporting our community through projects like Club WOW, or hunting down an elusive commercial property lease through a stubborn system.

We believe in Pembrokeshire. We believe in our high streets, and we know that local independent businesses are the beating heart of our towns. While our 12-month search for a new home continues with its fair share of hurdles, we aren't stopping.

To all the other local business owners facing the exact same property frustrations: we see you, and we feel your pain. Let’s keep pushing for a high street that works for the people who actually want to trade, invest, and build a future here.
